## From a bright, cold winter to a warm one.

Winter on the coast is clear and cold. The long-term norms for Vladivostok are about −9 °C in December, −12 °C in January and −8 °C in February, the nights drop to −12…−18 °C, and in December a north-west wind of 15 m/s or more blows on 6 to 9 days. It is a bright winter and many people love it; it is also a season when a family would gladly spend a few weeks somewhere warm.

Far Eastern families already look to Asia. Khabarovsk airport counted 5.8 thousand passengers to Phuket over the 2024/25 New Year holidays, and Phuket was its top winter destination. Sanya and Vietnam are on the departure boards too, and Hainan and Vietnam are good places for a week. What Phuket adds is a mature resort economy and a market where a foreigner can hold a condominium freehold, in their own name, under Thai law.

Getting there is a matter of hours. Khabarovsk airport had Phuket in its winter 2025/26 timetable, with Aeroflot, Ikar and Azur Air; from Siberia, S7 flies from Novosibirsk to Phuket from 27 October 2026 with a 45-minute stop at Irkutsk, about 10 h 30 in all. From Vladivostok and Sakhalin the options change by season and often include a connection. Check the timetable — and we help you plan the week.

Thailand is three hours behind Vladivostok, so a call at 19:00 at home is 16:00 on Phuket. A season, not a move: a flat that is waiting from the first cold winds, family coming in turn, and the Far East at the other end of the flight when you want to go home.

## A short way, a clear title, a warm winter

Hours in the air, three hours of time difference and a title registered in your own name.

- **A short way to the warmth.** Khabarovsk had Phuket in its winter 2025/26 timetable with three carriers, and from Siberia S7 flies from Novosibirsk from 27 October 2026 with a stop in Irkutsk. For Vladivostok and Sakhalin the choice depends on the season. Check the timetable; we confirm it for your dates.
- **A market with every price in the open.** Our catalogue counts 19,000+ properties in 380+ projects, 290+ of them on Phuket. Hainan and Vietnam are near and well known; Phuket’s argument is a mature resort economy and condominiums a foreigner can own freehold.
- **A season you can live, not only visit.** Phuket is a resort island with beaches, an airport, private clinics and international schools. For every project on your shortlist we find out the nearest school and clinic in advance, so a season there works for children and parents as well.
- **30 days visa-free, and a route for longer.** A Russian passport enters Thailand without a visa for 30 days (since 15 September 2026), with one extension of 30 days. For a longer stay there is the Destination Thailand Visa, designed for remote workers: five years, up to 180 days per entry. Owning a flat does not itself give residence.
- **Title registered in your name.** A foreigner can hold a condominium unit freehold as long as foreign ownership in the building does not exceed 49%; the Land Office registers the transaction. Villas and land are arranged differently: a 30-year lease, renewable by contract, or a Thai company. We state the legal form of each unit in the shortlist.
- **Looked after while you are at home in the cold.** Some projects run a rental or management programme, others do not. We go through the operator’s terms on the call; income depends on occupancy and is not guaranteed unless the contract says otherwise.

### How long is the flight from Vladivostok or Khabarovsk to Phuket?

From Khabarovsk, around 8 hours on last winter’s direct flights. From Siberia, S7 flies from Novosibirsk to Phuket from 27 October 2026 in about 10 h 30, with a 45-minute stop at Irkutsk where passengers stay aboard.

From Vladivostok and Sakhalin the options change by season and often include a connection. We list what is actually on sale for your dates before you buy tickets.

### Are there direct flights in winter, or do I need a connection?

Last winter Khabarovsk had direct flights to Phuket with Aeroflot, Ikar and Azur Air; the timetable for this winter should be checked, because carriers and days change.

For Vladivostok we do not promise a non-stop flight. We look at the real options for your dates and give them to you before you pay for anything.

### What is the time difference with Thailand?

Thailand is three hours behind Vladivostok and Khabarovsk, and four hours behind Sakhalin. A call at 10:00 on Phuket is 13:00 in Vladivostok.

With a three-hour difference, calls home, to the bank or to school fit into an ordinary working day.

### Can a Russian citizen buy a flat on Phuket?

Yes. A foreigner can own a condominium unit outright, in their own name, within the building’s 49% foreign quota; the title is registered at the Land Office. Land itself is not available to foreigners.

The projects on this page start from $99,000. For a villa the usual forms are a registered lease or a Thai company; we say which one applies before you decide.

### How do I send the money, and what documents are needed?

The route is agreed with your bank and our lawyer before the reservation. Thai banks ask for the purpose of the payment and for documents on the source of the funds, so these papers are prepared in advance.

For a freehold condominium the funds arrive from abroad in foreign currency; the bank issues a document on the foreign exchange transaction (Foreign Exchange Transaction), which is needed for registration at the Land Office. The price is paid in stages: a reservation, a contract payment, instalments, the balance at handover.

### How long can I stay without a visa, and what does the DTV offer?

Visa-free entry for a Russian passport is 30 days (for entries since 15 September 2026), with one extension of 30 days for 1,900 THB at an immigration office. An arrival card (TDAC) is required.

The Destination Thailand Visa is for remote workers: five years, up to 180 days per entry, 500,000 THB in funds and a 10,000 THB fee. Property alone does not give you residence, and the rules change — we send the current ones.

### Do I have to tell the tax service about a foreign account?

A Russian tax resident who opens an account abroad must notify the tax service within a month and file an annual report; the tax service has described exemptions, for example for people who spent more than 183 days of the year abroad. Whether a foreign flat must be reported we cannot say for you — that is a question for your tax adviser.

How a foreign flat is reported is a question for your tax adviser, not for us: we are not tax advisers. We provide the contract and the payment papers they will ask for.

### What is the 49% foreign quota in a condominium?

It is the share of the building’s total area that may be held by foreigners freehold. The rest belongs to Thai owners. Within the quota, your unit is freehold in your own name.

Before you reserve, we obtain the current foreign share from the developer and write it down. If the share is used up, we say so and show you another building.

### Can the flat be let out while I am in the Far East?

Some projects have a rental or management programme: the operator lets the unit, hosts the guests and reports to you. Others do not, and the terms differ from project to project.

Income depends on occupancy and is not guaranteed unless the contract says otherwise. We go through each operator’s terms on the call.

### How do I view a property if I live in Vladivostok?

Start with a video call in Russian, then receive a written shortlist. When you are ready, one trip is enough: a viewing day on Phuket with a transfer from the airport. From Sakhalin we plan the connection with you.

The reservation and the contract can be handled remotely, and the title is registered at the Land Office on completion — in person or by power of attorney.
